General Terms and Conditions of Holiday Let

Stronefield Cottage, Ardfern

Full payment is required 6 weeks before arrival, the owners are not obliged to issue any reminders and do not normally do so. Failure to make full payment by the due date will be treated as a cancellation. Customers are strongly advised to take out Holiday Insurance as any payments received cannot be refunded unless the accommodation is re-let at full price. In the event of a cancellation the owners will endeavour to re-let the property by advertising it as available on their own web site and on the Cottage Guide web site, in the event that it is successfully re-let any payments made will be refunded less an administration charge of £30 and any loss in revenue which the owners (at their sole discretion) feel it was necessary to make in order to re-let the property.

The booking is made in good faith in the belief that the house will be placed at your disposal for the dates stated, in the unlikely event that for any reason this is not possible, through circumstances outside the owner’s control (e.g. fire, theft or damage) the owners cannot provide an alternative house. In such an event any monies paid up to that point will be refunded in full and you will have no further claim against the owner. The owner reserves the right to alter or amend the facilities or amenities available without prior notice.

Bookings by persons under 18 years of age cannot be accepted.

You undertake to keep the property secure at all times, to keep the property in a clean and tidy condition throughout your holiday and to leave the property in a similar condition to what it was on your arrival. If any items are broken or damaged during your holiday or if the property is left in a significantly worse condition than on your arrival then you undertake to pay for the cost of returning the property and its contents to the condition it was in on your arrival.

The property may only used by those people listed on the booking form unless prior written agreement is obtained from the owners. In the event that additional persons wishing to use the property arrive without prior agreement the owners reserve the right to refuse permission for this and will in any event levy an additional charge of between £50 and £100 per person payable immediately. The property shall be used solely for holiday purposes and you shall not sub-let the property. You and the members of your holiday party will look after the property in a concerned and caring manner, will not cause any disturbances and will act as good neighbours toward local residents.

In the event that any of the obligations on you and your holiday party in the foregoing paragraphs are, in the sole opinion of the owners, breached or likely to be breached then the owners will be entitled to refuse to hand the property over to you or to repossess the property (which includes the fixtures, fittings, furnishings and decorations). These circumstances will be treated as cancellation by you. No refund of any monies you have paid in respect of your booking will be made and the owner will have no liability to you as a result of this situation arising, the owner will not be under any obligation to find alternative accommodation for you or to meet any additional costs that you might incur.

You must take all necessary steps to safeguard your personal property. No liability is accepted by the owner for loss or damage to the property, baggage, motor car, etc, of people staying in the property however caused nor for any accident or mishap to persons whilst on the premises.

Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however you have any cause for complaint the owners would like to know about it and it is essential that you notify the owners immediately so that remedial action can be taken where appropriate.
